Lake Property - You can find lots with lake frontage, lots with a private access lot on a lake, lots with a shared deeded access private lot, or lots near a public access to a lake.
River Property - There are properties on the river or with private access to the river.
Creek Property - Maybe a parcel with a small stream or creek running across the property.
Pond Property - Find a property with a private pond all your own.

Second – what will be using the property for?

A second home building site? A vacation or hunting cabin? An investment property?

Third – where do you want to be?

Is there a city you would like to be near? Is there an activity you want to be able to do on and around your property? Is there a distance from a city that you don’t want to travel far from?

Fourth – what do you want to spend?

Sometimes this can be more a determining factor that most folks realize. Properties with any waterfrontage, even deeded access, will fetch higher prices than even some large acreage parcels.

Too often people believe that because a property isn’t near a major city, that land values are very low, or that there is no zoning and they can use the land however they wish. This is rarely the case, as the market for waterfront parcels is always very competitive, and all Counties have zoning regulations and in some cases Townships have even more laws regarding property use.

Before heading out and looking for any type of property – take time to research land values in the areas you are interested in. Know what you would like to use your property for and set yourself a budget.
